tentative map of Carlsbad Tr.act 73-25. The owner has requested that
the subject 'tentative map, be extended for a period of one year to
July 3, }97'5.

Dear Sir:
I wish to extend my tentative map of Lot 57 in La Costa,
South Unit No. 1, referred to as CT 73-25. Since it will
expire on July 3, 197^. I am writing you now so that you
will have prior notice of my desire for a one year extension.
I have not developed this lot due to the many units al-
ready available at the present time in the La Sosta area.
I have not felt that my addition of twelve more units at
this time would help the situation any.
I have read Council Policy No. 17 regarding availability
of public services and will be willing to comply with
the Council's requirements at the time of development.
Thank you for your consideration in writing me as to the
extension date deadline.

RESOLUTION NO. 3160
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF CARSLBAD, CALIFORNIA, APPROVING
TENTATIVE MAP (CT 73-25) PERMITTING THE
DEVELOPMENT OF A ONE LOT CONDOMINIUM WITH
A TOTAL OF 12 DWELLING UNITS, ON PROPERTY
GENERALLY LOCATED NORTHERLY OF AND ADJACENT
TO NAVARRA DRIVE, APPROXIMATELY 60 FT.
WESTERLY OF THE INTERSECTION OF NAVARRA
DRIVE AND VIEJO CASTILLA WAY, TO BE KNOWN
AS LA COSTA GOLFCREST.
WHEREAS, on the 12th day of June, 1973, the Carlsbad
City Planning Commission adopted Resolution No. 914, recommending
to the City Council that Tentative Map (CT 73-25) be
conditionally approved; and
WHEREAS, the City Council of the City of Carlsbad, on
the 3rd day of July ,1973, considered the recommendation
of the Planning Commission; and
WHEREAS, said Tentative Map has complied with the require-
ments of the "City of Carlsbad Environmental Protection
Ordinance of 1972" and has been declared to have a non-
significant impact on the environment;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Carlsbad as follows:
A. That the above recitations are true and correct.
B. That Tentative Map (CT 73-25) is hereby approved,
subject to the execution and/or fulfillment of the following
condi tions:
1. The development of the property described
herein shall be subject to the restrictions
and limitations set forth herein which are in
addition to all the requirements, limitations
and restrictions of all municipal ordinances
and State and Federal statutes now in force,
or which, hereafter, may be in force for the
purpose of preserving the residential
characteristics of adjacent properties.
2. Preparation of the Final Map and all construction
procedures shall be in conformance with the
subdivision ordinance.

Prior to consideration of the Final Map and
Improvement Plans, a grading and plot plan of
the tract with all proposed dwelling units
located thereon, and showing appropriate
setback dimensions, shall be submitted to the
Planning Department for approval to insure that
adequate area requirements can be met.
The C.C.&R's for this development shall be
submitted to the Planning Director for review
and approval prior to the issuance of any
building permits.
Park-in-lieu fees shall be granted to the City
prior to recording the finaVmap. Parks and
Recreation Department shall make the determination
as to which lands will be accepted as dedication.
The Developer is encouraged to work with the
San Dieguito Union School District and the
Encinitas School District, to develop a mutual
agreement regarding the impact on schools due
to the proposed development.
All utilities, including provisions for cable T.V.
shall be placed underground and/or shall be
completely concealed from view.
C. That said Tentative Map together with the provisions
for its design and improvement and subject to the above
conditions, is consistent with all applicable general and
specific plans of the City of Carlsbad.
PASSED, APPROVED, AND ADOPTED at a regular meeting of
the City Council held on the 3rd day of July , 1973,
by the following vote, to wit: ft
