The Planning Commission is of the opinion that building coverage requirements in the E-A, R-A and R-1 Zones are intended to apply to habitable and accessor. structures. The current 40% limitation also includes greenhouses. It was Pl Commission's and staff's opinion that the 40% was not intended to include gre houses. B) Section 21.07.040 (12) "(12) Greenhouses greater than 2000 sq. ft., provided all requir ments for yard setbacks and height are met. C) Section 21.07.11 0 '"21 .07.110 Lot Coverage. Lot coverage with buildings and strucl shall not exceed twenty five percent of the lot. structures used for growing or raising plants are not counted as Buildings and Section 2 - Amend Chapter 21.08 R-A Zone as follows: A) Section 21.08.010 (3) "(3) Greenhouses less than 2000 sq. ft. in area. There was some discussion by the Council of development requirements in each zone, time limit on greenhouses and what constituted a greenhouse structure. Attached is Exhibit By dated May 13, 1975, which incorporates amendments as discussed by the City Council: PROPOSED WORDING FOR GREENHOUSE AMENDMENT 1) 2) Adds the requirement that yard setbacks and height be met (Sections 1, 2 and 3) Addition of Paragraph 5 (Section 4) which provides for time 1 imits and periodic review. I believe the foregoing changes will satisfy the issues raised by the City Counci 7. '2 DAA/ br -.
