Mgr. &, f Subject: Tentative Map Extension - CT 73-49 3+-- CABOT, CABOT G FORBES, (UNITS 2 TO 4) CARLSBAD BUS I NESS PARK - I Statement of the Matter - On November 20, 1973, the City Council by Resolution No. 3272, approved the tentative map of Carlsbad Tract 73-49, and were granted a year's extension by action of City Council on November 19, 1974. The owner has requested that the subject tentative map be extended for a period of one year to November 20, 1976. The City Engineer advises that the Plazning, Engineering, Fire and Building Departments have been contacted to determine if they have any objections 20 the extension of the tentative map. Having received no objections, it is recornmepded that the City Council approve the extension of the tentative map sabject to the execution and/or fulfillment of all the conditions of Reso- 1Lition No. 3272 and additional conditions per Resolution ~o.J76 I Exhibit A. Counci 1 Action 10-21-75 Resolution No. 3761, approving with conditions an extension of Tentative Map for CT 73-49 was adopted, subject to the deletion of Conditions 1 thru 4 of Resolution No. 3761 as presented and the addition of Conditions 1 and 2 contained in the memorandum dated October 21, 1975 from the Planning Director to the City Council being included. Said Tentative Map Extension was granted for a period of one year to expire November 20, 1976. Due to the "timing" of our develop- ment program on the Palomar Airport Business Park, it is necessary for us to request and process an additional Tentative Map Extension. I am informed that under the present Map Act, we are only allowed one additional extensi for a period of one year. Enclosed you will find our check in the amount of $156.50 which represents the appropriate fee for this request. (The original Tentative Map area was 337.2 acres and Unit No. 1 Subdivision Map encompassed 161.9 acres, leaving a acreage balance of 176 acres.) P,ppTicant shall dedfczte open space ease- ments so that 35% of Lot 8 will be open space. 31 32 Said open space shall include the grove of oak trees on the westerly portion of Lot 8, as part of the 35%. Development plans will be drafted in coordination wizb the Planning Department and fe the precisc description of the open space ease- ments will be as determined by the Council and dedicated prior to, or in connection with, the Final-Map. . 3. The applicant shall provide, at his expense, full actuated traffic signals at the intersection of proposed "A" Street and Polomar Airport Road, proposed "B" Street and Polomar Airport Road, and proposed "A" Street and El Camino Real in a manner acceptable to the City Engineer. In addi- tion, the applicant shall contribute to the installation of a signal at the intersection of Palomar Airport Road and El Camino Real. The applicant's contributian to the Palomar Airport Road - El Camino Real signal shall be based on acceptable studies of the pro-rated generation of traffic by the applicant's development. Said traffic signals shall he installed when the City' traffic signal warrants are met. Applicant shall complete this corid-;tjo~ or furnish security therefor in accord with the Subdivision Map Act prior to approval of the Final Yap. In lieu of the above traffic signal requirements, the City Council may elect, prdor to approval of the Final Map, to require the applicant to comply wit such a traffic signalization policy as the City Council may adopt. The City will use its best efforts to obtaa'q pro-rate reinbursements for thc applicant from other developers in area contribut to traffic loads and benefiting from said signal: 4. Along El Camino Real, ornamental street lighting shall be provided for as required by the Municipal Code. The developer shall post a bond in the amount necessary to energize said street lights for an eighteen month period after construciton to permit the inccrporation of the subdivision into a maintenance district. Street lighting along Palomar Airport Road and on pro- posed interior streetsg shall conform to the City of Carlsbad Engineering Design Criteria and Standard Plans.
