Statement of the Matter
The applicant has requested a quitclaim of a portion of a 20' 9'
easement across lot 125 of the recently recorded subdivision mal
CT 73-36, Unit No. 3 (Woodbine). Maps are normally recorded be
the City reviews building plot plans. When this map recorded, uncertain that the 20' easement, which may ultimately carry sto
drain, sewer, and water lines, wpuld render lot 125 too narrow
the applicant's home models. Now that the plot plans for the b
ing permit show a slight encroachment, it is reasonable that th quitclaim the easement. The applicant has requested a width re tion to 15 feet, but it is recommended that a smaller portion o
easement be quitclaimed (see attached plat) to minimize future
ty installation constrictions.

Recommendation
That the City Council adopt a motion to quitclaim a portion of
20' sewer, drainage, and water line easement in lot 125 of Car
Tract 73-36, Unit No. 3.

Gentlemen:
Prior to recording the record map on Woodbine Unit No. 3 CTM 73-36-3,
we met with Mr. Jack Nikkinen of your staff relative various details
concerning the recording. We discussed that Mr. Robert F. Kevane had
requested that we stub out sewer and water laterals and provide an
easement for the future use of his property which abuts the northwest
boundary of CTM 73-36.
Bob Young, had shown a 20-foot easement on Lot 125 in order to
plus sewer and water stub o-.lts for Mr. Kevane. The exact width of the
easement had never been diszussed with Mr. Kevane in my dealings with
him (see copy of my 7/22/74 letter enclosed).
Young and Jack Nikkinen that our 50 foot wide house probably would
not fit on Lot 125 with a 20-foot easement. It was then agreed that
the record map and irnprovement plan would be changed to reflect a
narrower easement so that our 50-foot house would fit. Bob Young
then made a notation on the record map mylar "50' wide house".
Unfortunately, the 20-foot easement was never changed and the
"50-foot wide house" notation was lert on the subsequently recorded
map.
We hereby request that the easement be reduced to 15 feet in accordance
with the enclosed plot.
Please let me know how this can be accomplished.
