Subject: CT 74-19, Laguna RIVIERA UNITS # 6 & 7
ACCEPTANCE OF PUBLIC IMPROVEMENTS
Statement of the Matter
The developer has requested acceptance of the secured public
improvements included with CT 74-19. City staff has determined
that the public improvements are acceptable, as-built drawings
are on file in the Engineering Department, and final accounting
is complete.

Recommendation
It is recommended that the City Council accept the improvements
as completed, direct the Utilities/Maintenance Director to com-
mence their maintenance, the Finance Director to release deposits
and the City Clerk to release; a) 75% of the faithful performance
bond, retaining 25% for one year as a warranty, and; b) the labor
and material bond, after a six month period.

RE: CARLSBAD TRACT 74-19 - LACUNA RIVIERA, UNITS #6 & #7
Dear Tim:
We have now completed all of the improvements within Carlsbad
Tract 74-19. All corrections, as called for on the punch list,
have been completed. We, therefore, are asking the City to
accept for maintenance all streets and systems within said tract.
We are also requesting the City to begin final accounting and
release of improvement bonds covering the above tract.
We have not planted street trees on Lots 196 through 213. We
would suggest that we make a cash deposit with the City to cover
the installation of street trees on the forementioned lots. If
you would indicate to us an appropriate amount, we would deposit
said amount. These trees will be planted upon completion of the

1) As-built improvement plans
2) Monument Ties
3) Letter from Raymond R. Ribal Re: The release of the
monumentation bond.
