Statement of the Matter
Condition 13 of Resolution No. 3272, approving the subject
subdivision, required a waiver of direct access rights where IC Palomar Airport Road and El Camino Real, with an allowance for
openings. These openings were located when the'access rights P
waived on Map No. 8054.
The applicant has proposed a development on Lot 3 having :

RECOMMENDATION :
That the request for quitclaim of access rights be denied and the applicant be encouraged to negotiate with Hughes for a
combined use driveway.
If a quitclaim is granted, it should be located no less than 100 feet from the existing Hughes driveway. If granted, this
may be done by minute motion.

Dear Mr. Flanagan:
On behalf of the property owner, Cabot, Cabot F, Forbes,
we respectfully request access rights, by quitclaim deed
or other mutually acceptable means, for the north driveway to Lot 3 of Map 8054.
Enclosed for your information and use is the Site Plan (Exhibit A) for which a building permit has been issued, and the proposed driveway location (Exh$bit B) indicating the size and location of the requested northerly driveway.
The access rights requested would increase the total drive- way width from 25 feet with only the south common driveway (Exhibit A) to 60 feet with the new northerly driveway (Exhibit B). Lot 3 of Map 8054 contains 6.552 acres with 561.25 feet of frontage on El Camino Real.
Both Cabot, Cabot F, Forbes and this office share the City’s concern for traffic safety. ’de appreciate the opportunity to develop the safest possible means of ingress and egress from the site consistent with established traffic engineerin practice in the City of Carlsbad.
