Subject:ACCEPTANCE OF PUBLIC IMPROVEMENTS - CARLSBAD TRACT 72-18,
UNIT No. 1 (PACESETTER HOMES)
Statement of the Matter
Pacesetter Homes, Inc., has requested the acceptance of the
public improvements of subject subdivision. A final inspection
was conducted and the improvements are found to be acceptable
for maintenance. "As Built" drawings are on file in the
Engineering Dept., and final accounting is complete.

RECOMMENDATION:
• That the City Council accept the public improvements as completed,
direct the Utilities/Maintenance Director to commence their
maintenance, the City Clerk to record the Notice of Completion
and release the applicable bonds, and.the Finance Director to
retain the refundable amount of $6,008.27 until further notice
from the City Engineer.

Dear Mr. Flanagan:
Reference is made to your letter to us dated July 20, 1976 concerning
the acceptance of public improvements in the subject tract.
We herewith request the scheduling of an Agenda Bill for City
acceptance of the public improvements and release of bonds.
We accept your proposal for the City to retain the refundable
deposits due Pacesetter Homes, Inc. until repair work listed under
Exhibit "A" in your letter is completed and accepted by the City.
