A Subsidiary of The May Department Stores Company October 28, 1976 The Honorable Mayor and Members of the City Council of the City of Carlsbad City Hall 1200 Elm Avenue Carlsbad, California 92008 Dear Mayor and Members of the City Council: Since we entered into our agreement with the City of Carlsbad and the Parking Authority, we have been refining our plans for the expansion of the Plaza Camino Real Shopping Center. In this connection, we found that to achieve optimal traffic flow and an improved parking configuration in the area northwest of the planned Sears department store, additional parking areas are needed. To provide the necessary parking in a suitable location, it will be necessary to realign the channel of Buena Vista Creek where it passes along the northwesterly edge of the development site. A complete review of the plans for the Center also indi- cated that an expansion to five major department stores is in the best interests of the Center and the community. Realigning the channel permits the development of the fifth department store. We would now like to propose a modification in the program for the expansion to provide for realigning the channel and the addition of a fifth department store, The Broadway. The fifth department store would be approximately 150,000 square feet in size, and conservatively, would generate initial sales in the neighborhood of $12,000,000 per annum, with increasing amounts thereafter. The amount of additional participation needed is $750,000. To assist the City with regard to preparing a supple- mentary Environmental Impact Report concerning the above, we are assembling environmental data, which we expect to submit to the City shortly.
