Addition of Broadway Store
Statement of the Matter
A letter has been received from Mr. Robert E. Getz of May
Stores Shopping Center, Inc., proposing a further expansion of the proposed Plaza Camino Real Shopping Center to add a fifth department .store (Broadway).
Mr. Getz indicates that the addition will require a relocation
of a portion of the drainage channel at considerable expense and that to achieve this, further City participation will be needed in the amount of $750,000.

Recommendation
Tf Council feels that further financial assistance is desirable
by the City, they should instruct the staff to prepare the
appropriate Environmental Impact Report.

of the City Council:
Since we entered into our agreement with the City of Carlsbad and the Parking Authority, we have been refining
our plans for the expansion of the Plaza Camino Real
Shopping Center.
In this connection, we found that to achieve optimal traffic flow and an improved parking configuration in
the area northwest of the planned Sears department store,
additional parking areas are needed. To provide the
necessary parking in a suitable location, it will be
necessary to realign the channel of Buena Vista Creek
where it passes along the northwesterly edge of the
development site.
A complete review of the plans for the Center also indi-
cated that an expansion to five major department stores is in the best interests of the Center and the community. Realigning the channel permits the development of the fifth department store.
We would now like to propose a modification in the program for the expansion to provide for realigning the channel and the addition of a fifth department store, The Broadway. The fifth department store would be approximately 150,000 square feet in size, and conservatively, would generate initial sales in the neighborhood of $12,000,000 per annum, with increasing amounts thereafter.

Because of the high costs involved in improving the
parking and traffic circulation and moving the channel to permit the fifth department store, an additional financial participation by the City will be needed. The amount of additional participation needed is
$750,000.
To assist the City with regard to preparing a supple- mentary Environmental Impact Report concerning the
above, we are assembling environmental data, which we expect to submit to the City shortly.
