w - the retention of approximately 12 mature pine trees located within bhe existing right of way. The improvements adjacent to Lot 28 shall be to the satisfaction of the City Engineer. Additional right of way along lot 28 may be required to facilitate the retention of these trees. The 4' official City engineering standard specifications .as adopted by Resolution 1843 are hereby modified as they apply to this subdivision in accordance
with this condition.

of the City Engineer, prior to recordation of the final map.
A six foot decorative masonry wall as approved by
the Planning Director shall be constructed along the rear lot lines adjacent to Elm Avenue prior to the issuance of final occupancy of the affected units.
