Statement of the Matter
When the Master Plan for Calavera Hills was approved, one of
the conditions called for the acquisition of a one acre site
for a future fire station and the payment for an appraisal
by the developer.
Three M.A.I. appraisers shave submitted bids as follows:
1. Robert Dodd and Associates $2,500
2. Robert K. Williams and Co. $2,000 - 2,500
3. Real Estate Science Corporation $ 390

That Council approve the low bid submitted by Xeal Estate Scienc
Corporation who has previously made appraisals for the City.
Council Action:
1-16-79 Council approved the low bid submitted by Real Estate Sciei
Corporation for the appraisal of a one-acre site in Calavei
Hills for a future fire station.

Dear Mr. Baldwin:
As requested we submit herewith a proposal to appraise
an approximate one acre parcel of unimproved land to be used as a future site for a fire station. This property is roughly located within that section of land designated E-2 on the Lake Calavera Hills master plan in the City of Carlsbad, California. The purpose of our appraisal will
be to estimate current market value.
As instructed we will base our appraisal on the average
cost €or an approximate one acre parcel within the E-2
planning area. This means that the larger parcel consisting
of the land within the E-2 designated area must be valued in order to determine a value per acre for the property appraised.
regarding total acreage within the E-2 planning area.
We will submit a complete narrative appraisal report prepared
in conformance with the standards of the American Institute
of Real Estate Appraisers. This report will contain pertinen marekt data and other supportive information used in our analysis.
Accordingly we will need input from the developer

Our fee for this appraisal will be $2,500.
the assignment within thirty (30) days after receiving
authorization to proceed. If litigation requires court
$300 per day for the expert witness.

Reference: Proposal to Appraise an Approximate One Acre Parcel
Located Within Parcel E-2 of Lake Calavera Hills,
Carlsbad, California
Dear Mr. Baldwin,
At your request I am submitting this proposal to appraise the ab0.c
referenced property for the purpose of estimatins its fair market
value. Per instructions, the value shall represent the average Value of an acre within E-2, and the specific site has not been
selected at this time. The value shall also be as the property
exists today without the benefit of future offsite improvements such as streets.
My fee for this appraisal will be from $2,000 to $2,500 payable upon delivery of the reports. Delivery of the reports constitutes
completion of the assignment.
The appraisal report will contain supporting factual data and analysis necessary to convey my opinion of value as well as perti- nent exhibits and photographs.
If these terms are acceptable to you please sign and return the enclosed authorization copy of this letter. I look forward to
being of service to you and the City of Carlsbad.
