The PI Unit Development also allows some variance in the application of zoning and subdivision regulations t the particular property, In this case, the P-P.1 zon would normally require one acre minimum lots, in addition to 50 foot front, 25 foot rear, and 20 foc side yard setbacks, Also, in the P-M zone, parkinc cannot be closer than ten feet to a rear or interic side property line, number of deviations from these standards in order provide individual building ownership and addition; on-site amenities, More specifically, the "postage stamp lots" createc each building do not meet the one acre lot minimum, addition, the plans indicate parking within the frc yard setback and to within five feet of the side a1 rear lot lines. Also, Building No. 17 encroaches i feet into the required side yard. As previously mentioned, the applicant is proposinc additional on-site amenities in order to justify tl postage stamp lots and yard encroachments, amenities include ample landscaping throughout the development, attractively designed buildings, threc open space/picnic areas, and a well designed entra: into the development. These amenities are all con to be important aspects of the project in terms of justifying any modification to the P-14 standards. Initially, the open space/picnic areas and the ent landscaping were considerably smaller in size, Th applicant agreed with staff that these areas were ficant in terms of accommodating the needs of the employees and in providing an attractively designe project, and therefore re-designed the plans. The proposed plans also represent a significant modifj cation to the applicant's initial submittal in terms of on-site traffic circulation, Specifically, the entrance to the subject property has been re-designed by extending the landscape islands and re-positioning the driveway opening. This provides additional room so that larger trucks can negotiate the turns at the entrance, and it also reduces the potential for vehici conflicts at this intersection point. A number of otl on-site turn radii have also been modified to faciliti truck circulation, and pedestrian pathways have been developed throughout the project to reduce pedestrian vehicular conflicts. As proposed, the project is comprehensively designed, providing adequate on-site circulation, off-street pa: recreational facilities, and landscaping, in addition well designed buildings. Also, the project meets all the development standards of the PUD ordinance as the: relate to yards, coverage, height, refuse areas and 0: space. 111. Recommendation Staff recommends that the Planning Commission adopt Resolutions Nos: 1648 and - 1649, recommending APPROVAL of CT 80-27/PUD-19, based on the findings and subject to the conditions contained herein.
