SUBJECT: FINAL MAP - CARLSBAD TRACT 74-4
(QUAIL RIDGE)
STATEMENT OF THE MATTER
Engineering staff has completed checking the final map of Carlsbad Tract 74-4
(Quail Ridge) for conformance with the State Subdivision Map Act and applicabl
local ordinances of the City of Carlsbad. The final map conforms substantial1
with the condit:ons of the tentative map approved by City Council on 12/3/74
per Council Resolution No. 3556.
FISCAL IMPACT
Improvements and private streets associated with this project will be built by
the developer. Public facilities fees are not applicable due to the age of th
subdivision. Park land has been dedicated on the final map.
ENVISONMENTAL IMPACT
A negative declaration for this project has been issued by the Planning
Director, File No. 242 dated 11/12/74.

Gentlemen:
Our district has reviewed the proposed 230-unit residential development
generally located easterly of the intersection of Elm Avenue (extended) and Appian Road (extended), as referenced above and have evaluated the impact of that development on the facilities of our district. This is a project which was earlier planned by Leadership Housing Systems, Inc.
The governing board wishes to advise the city officials and the residents of Carlsbad that as residential units are added to the community, it is likely that many classes in the district will be crowded, resulting in possible impairment to the educational and transportational services offered to the students. to be changed, resulting in an increase in the year-round program, or double sessions, or both. physical facilities will be available concurrent with need for this develop- ment as it is presently proposed.
