SUBJECT: ACCEPTANCE OF PU3LlC IMPROVEMENTS
CAKLSBAD TRACT 76-6 (ROYAL HOMES NO. 7)
STATEMENT OF THE MATTER
Carlsbad Development, the developer of Carlsbad Tract 76-6, Royal Homes No. 7,
has requested that the City accept the public improvements associated with this
subdivision with the exception of the sidewalk improvements for which a separate
bond is to be retained. The sidewalks are to be constructed concurrent with the
construction of the house for this subdivision to reduce the need to repair side
walks damaged by the building construction operations,
City staff has determined that the remaining public improvements are acceptable
for acceptance by the City.

Once Council has accepted the public improvements, the City will have to includr
these improvements in the City’s normal maintenance operations budget.
ENV 1 RONMENTAL I MPACT
City staff has previously issued a negative environmental impact declaration fo
this project.
RECOMMENDATION
Accept the improvements and authorize City Clerk to replace the general public
improvement bond with a bond for the completion of the sidewalk improvements.
