The final map conforms substantially with the con of the tentative map approved by City Council on August 7, 1979 per Council Resol, No. 5872. In Compliance with these conditions the developer has submitted for Council appro' four easements: two for offsite extension of Arena1 Road, one for the widening o El Camino Real; and one offsite drainage and access easement around the proposed desiltation basin. FISCAL IMPACT The improvements for this project are to be built at the developer's expense. Upor acceptance of the improvements, the City will have to include these improvements i the City's normal maintenance operation budget. Within two years of the acceptanc public improvements, City Council will have to decide whether to accept the desill basin or require the developer to restore the basin area to a natural condition, I: the stipulations of the drainage basin maintenance agreement. Staff's recommendal at that time will most likely be to accept the basin and include its maintenance ( in the City's normal maintenance operation budget in order to protect the lagoon 1 siltation caused by future upstream developments. This project is exempt from payment of the public facilities fees; however, the de has paid park-in-lieu fees in the amount of $976 to provide for the acquisition of park facilities.
