SUBJECT: DELETION OF TENTATIVE MAP REQUIREMENT FOR
SUDAN I NTERl OR MI SS I ON (CT8O-44, CUP- 190)
STATEbIEfdT OF THE MATTER
The Sudan Interior Mission is a proposed 22-unit retirement center for missior
The Planning Commission approved the project on December 17, 1980 by Resolutir
1740 (CT~O-44) and 1741 (CUP-190). The City Council adopted Resolution No. 5
February 3, 1981 approving the tentative map subject- to the conditions contaii
Planning Commission Resolution No. 1740.
Because of the unique and unusual nature of this project, staff was originalls
sure of the appropriate mechanism to process the application. A planned unit
. ment (PUD) application was originally submitted along with a tentative map (rl
because a PUD is a subdivision). Later, staff determined that a conditional
(CUP) was more appropriate (not a subdivision). Inadvertently, however, the
map application remained and was approved.
The applicant has requested that this requirement be deleted. Both Planning
neering staffs concur that the project is not a subdivision and a tentative m
requ i red .'
Elimination of the tentative map requirement will relieve the applicant of tt-
a. file a final map;
b, dedicate and construct a public street (the project is currently sen
a private road);
c. pay park-in-lieu fee.
. FISCAL IMPACT
1. A final map will cost the applicant about $1000.
2.
3. Construction of a public street will cost the applicant approximately $3
The park-in-1 ieu fee wi 11 cost the applicant $1888. El imination of the t
map requirement will save the applicant the above costs and the City will
park-in-lieu revenue.
ENV I RONMENTAL 1 MPACT
A negative declaration was issued by the Planning Department on November 19,
