PL CITY RECOMMENDED ACTION: Both the Planning staff and Planning Commission recommend that this application be APPROVED and that the City Attorney be directed to prepare documents APPROVING ZCA-145, per Planning Commission Resolution No. 1940. ITEM EXPLANATION This item is a Zone Code Amendment increasinq the parking requirements for banks and professional offices from one par1 space for every 400 square feet of gross floor area to one parking space for every 250 square feet of moss floor area. This amendment is the result of a Planning Commission directic to staff to study the parking requirements for professional office types of uses. The one to two hundred and fifty ratio was chosen based on field. observation. Staff and the Planning Commission believe this ratio is reasonable and will ensure that adequate off- street parkinq will be provided for these uses. Through staff review and Planning Commission hearing, all issu on this matter have been satisfactorily resolved. extensive surveys of other California cities and by direct ENVIRONMENTAL REVIEW The Planning Director has determined that this project will no cause any significant environmental impacts and, therefore, ha issued a Negative Declaration, dated April 9, 1982, which was approved by the Planning Commission on April 28, 1982. A copy of the environmental documents is on file in the Planning Department. FISCAL IMPACTS No fiscal impacts are anticipated by this amendment. EXHIBITS 1.
