RECOMMENDED ACTION:
Accept public improvements, authorize City Clerk to release bonds
and have Utilities/Maintenance Departments to commence maintaining
streets.
ITEM EXPLANATION:
Birtcher Pacific, developer of CT79-14 has requested the City accept
the public improvements associated with CT79-14 (Birtcher Business
Center). The Utilities and Maintenance Departments have recommended
acceptance.
FISCAL IMPACT:
The City will be required to maintain publicly dedicated streets.
. The City will also be accepting sewer lines valued at $19,000.

Re: Tract 79-14
Gentlemen:
This letter is to inform you that our subdivision construction
is now complete on Tract 79-14, City of Carlsbad, Palomar
Park.
The improvement to the new street Corte Del Cedro, creation
of Lots 1 through 11, have been completed to plans and
specifications as prepared by Henry Worley Associates, Civil
Engineers, and have been inspected and approved by inspectors
from the City of Carlsbad.
The monumentation is in and has been inspected and accepted,
sand seal of Corte Del Cedro is complete. All street lights
stop signs etc. Our records indicate that all fees and permits
have been paid in full as required by Governing Agencies.
On December 29, 1980, Doug Gunther, City Inspector, walked
the site with our Superintendent, and made the following list
of items to be completed.

1. Patch curb and gutter as noted.
2. Remove and replace 4' sq. ft. section of drain
gutter at entrance to Lot 10.
These pick-up items will be complete by January 9, 1981.
I would like to be notified if there are any other require-
ments to be complied with in order to release our bonds
that we ha,ve posted with the City.
