RECOMMENDATION
Both the Planning Staff and Planning Commission recommend t
this application be APPROVED and that the City Attorney be
directed to prepare documents APPROVING CT 82-8/PUD-41, per Planning Cornmission Resolution No: 1983.
ITEM EXPLANATION;
This item is a 109 lot/108 unit tentative tract map and pla
unit development on 26.9 acres located to the west of the
easterly terminus of Tamarack Avenue in the P-C zone. The
subject site is Village C, of the Calavera Hills Master Plan
The Planning Commission found that this project meets all requirements of the Subdivision Ordinance, Planned Unit Dev ment Ordinance and the Calavera Hills Master Plan.
Through staff review and Planning Commission hearing, all i
on this matter have been satisfactorily resolved.
ENVIRONMENTAL REVIEW
The Planning Director has determined that this project will cause any significant environmental impacts and , therefore,
issued a Negative Declaration, dated June 15, 1982, which w approved by the Planning Commission on July 14, 1982. A co the environmental documents is on Eile in the Planning Department.
FISCAL IMPACT
The applicant will provide all required public improvements the project. Also, the applicant has agreed to pay a publi facilities fee to offset the costs of providing all other p
services.
