ITEM EXPLANATION

This item is a request for a 115 unit tentative tract map ar
planned unit development on 29 acres located as described ak
The project's density would be 4 dwelling units per acre whi
is at the low end of the 4-10 du's/acre range designated by
General Plan. The project will be built in four phases and
consist of duplexes, triplexes and fourplexes.
The Planning Commission found this project to meet all
regulations of the Planned Development Ordinance and the
Subdivision Ordinance. Also, the Commission found the projf to be designed in conformance with the Design Guidelines Mar
Through staff review and Planning Commission hearing, all is
on this matter have been satisfactorily .resolved.
ENVIRONMENTAL REVIEW
The Land Use Planning Manager has determined that this proje
will not cause any significant environmental impacts and, therefore, has issued a Negative Declaration, dated August E
1982, which was approved by the Planning Commission on Septe
8, 1982. A copy of the environmental documents is on file i
Land Use Planning Office.
FISCAL IMPACTS
The applicant will provide all required public improvements
the project. Also, the applicant has agreed to pay a public
facilities fee to offset the costs of providing all other p~
services.
