TITLE; FINAL MAP APPROVAL
FOR
CARLSBAD TRACT 79-25B, PHASE VI
RECOMMENDED ACTION:
Approve final map of Carlsbad Tract 79-258, Phase VI
ITEM EXPLANATION:
Engineering staff has completed checking the final map of
Carlsbad Tract 79-25B, located south of Alga Road, east of El
Fuerte Road and west of Melrose Avenue, for conformance with the
Subdivision Map Act and the Carlsbad Municipal Code. Condition
27 of the tentative map approved by the Planning Commission,
Resolution No. 1857 dated August 26, 1981, expresses that Phase VI
may record final map without meeting Conditions 1-26. However, the
Developer was required to dedicate park land or pay park fees pursuant
to the City Code and the Parks Agreement between the City and the Deve-
loper. An estimated 1.T6 acres of park area is required. This amount
has been deducted from the Developer's credit of 8.7 acres per the
agreement.
FISCAL IMPACT:
The increased need for CIP services resulting from this
development will be offset by the payment of the public
facilities fee.
