ITEM EXPLANATION:
Engineering staff has completed checking the final map of Ci Tract 83-16, a 170-unit, single-family subdivision located (
northwest side of Rancho Santa Fe Road and Olivenhain Road,
conformance with the Subdivision Map Act and the Carlsbad Mi
Code. The final map conforms substantially with the Conditi Approval and the tentative map as approved by the Planning Commission on August 24, 1983, per Planning Commission’s Resolution No. 2169.

Per Amendment No. 1 of Council Resolution No. 7393, the Devc was required to dedicate to the City the fee ownership of a of Camino Alvaro. The Developer has submitted to the City 1 Grant Deed for a portion of Camino Alvaro for Council accept
Per Condition No. 3-C, the Developer was required to dedical for park purposes or pay Park-in-Lieu Fees. The Developer i opted to dedicate land under the Council-approved Park Agret with Daon Corporation. In accordance with the terms of the Agreement, Daon is dedicating an additional 2.8 acres of par in the Stagecoach Park site in satisfaction of this Conditic
FISCAL IMPACT:
The increased need for City services resulting from this development will be offset by the payment of the Public Fac-
