Approve final map of Carlsbad Tract 83-36, Unit 1. 2. Adopt Resolution No. 7966- accepting an offsite drainage easement 3. Adopt Resolution No. 49,$t$ approving quitclaim for slope e2 purposes along El Camino Real. 4. Adopt Resolution No. 7912'7 accepting an out of tract easement fc purposes. ITEM EXPLANATION: Engineering staff has completed checking the final map of Carlsbad Tra 36, Unit 1, an 11 lot commercial and nonresidential condominium subdi project located on El Camino Real for conformance with the Subdivision M and the Carlsbad Municipal Code. The final map conforms substantial13 the Conditions of Approval and the tentative map as approved by City C on April 11, 1984, per City Council Resolution No. 7603. The offsite drainage easement is necessary to construct drainage structu the end of College Boulevard. The out of tract easement for road purpo to provide a temporary cul-de-sac outside of the Unit 1 boundary : provide for drainage structures. The easement for right to extend slopl drainage structures was originally taken by the County of San Diego to for future widening of El Camino Real. As the project is constructj Camino Real to ultimate width, prime arterial, all of the required slopl drainage structures will be constructed by this project. As the easemen no longer be required, the owners, M&D Partners, are requesting that easement be quitclaimed by the City of Carlsbad. FISCAL IMPACT This project is estimated to generate sewer connection fees of approxin $1,000 per EDU. The exact amount of Public Facilities Fees and EDU' unknown until the applicant submits applications for building permits. project should also generate Water Capital Fees estimated at $880.00 per No detailed economic impact analysis of this development has been cond( While increased operating expenses related to this development are expect be offset from increased tax or fee revenue, no exact percentage of offst be predicted.
