Approve final map of Carlsbad Tract 81-29, Alicante Hills.
ITEM EXPLANATION:
Engineering staff has completed checking the final map
Carlsbad Tract 81-29, Alicante Hills, a 38-unit residenti
project located on Alicante Road and Corte De La Vista f
conformance with the Subdivision Map Act and the Carlsb
Municipal Code. The final map conforms substantially with t
Conditions of Approval and the tentative map as approved City Council on October 6, 1981, per City Council Resoluti
No. 6682.
FISCAL IMPACT
Sewer connection fees will be collected by Leucadia Coun
Water District. Park-in-lieu fees of approximately $31,084.
(38 single family detached at $818.00 per unit). The exa
amount of Public Facilities Fees are unknown until t
applicant submits applications for building permits. T
project should also generate Water Capital Fees estimated
$33,440.00.
No detailed economic impact analysis of this development i-
been conducted. While increased operating expenses related
this development are expected to be offset from increased t
or fee revenue, no exact percentage of offset can
predicted.
