RECOMMENDED ACTION:
Approval final map of Carlsbad Tract 82-18.
ITEM EXPLANATION:
Engineering staff has completed checking the final map of
Carlsbad Tract 82-18, a 354 unit condo project located on
Carlsbad Boulevard at Ponto Drive for conformance with the
Subdivision Map Act and the Carlsbad Municipal Code. The final
map conforms substantially with the Conditions of Approval and
the tentative map as approved by the City Council on April 5,
1983, per City Council Resolution No. 7179.
FISCAL IMPACT:
This project is estimated to generate sewer connection fees of
approximately $354,000.00 and Park-in-Lieu fees of approxi-
mately $192,576.00 (354 multiple family at $544.00 per unit).
The exact amount of Public Facilities Fees are unknown until
the applicant submits applications for building permits. The
project should also generate Water Capital Fees estimated at
$311,520.00.
No detailed economic impact analysis of this development has
been conducted. While increased operating expenses related to
this development are expected to be offset from increased tax
or fee revenue, no exact percentage of offset can be predicted.
