RECOMMENDED ACTION:
Approve final map of Carlsbad Tract 81-13, PUD-25
ITEM EXPLANATION:
Engineering staff has completed checking the final map of
Carlsbad Tract 81-13, a three-unit subdivision project located
on the northeast corner of Tamarack Avenue and Skyline Drive
for conformance with the Subdivision Map Act and the Carlsbad
Municipal Code. The final map conforms substantially with the
Conditions of Approval and the tentative map as approved by
City Council on December 15, 1981, per City Council Resolution
No. 6746.
FISCAL IMPACT

This project is estimated to generate sewer connection fees of
approximately $2,000.00 and Park-in-lieu fees of approximately
$1,308.00 (2 single family detached at $654.00 per unit
[credit is given for the one existing dwelling]). The exact
amount of Public Facilities Fees are unknown until the
applicant submits applications for building permits. The
project should also generate Water Capital Fees estimated at
$1 ,760.00.
No detailed economic impact analysis of this development has
been conducted. While increased operating expenses related to
this development are expected to be offset from increased tax
or fee re^fnue, no exact percentage of offset can be
predicted.
