ITEM EXPLANATION:
Engineering staff has completed checking the final map
Carlsbad Tract 83-29, a 131-unit condo project located
Poinsettia Lane and Paseo Del Norte for conformance with
Subdivision Map Act and the Carlsbad Municipal Code. The fi
map conforms substantially with the Conditions of Approval
March 14, 1984, per Resolution No. 2256.

FISCAL IMPACT:
This project is estimated to generate sewer connection fees
approximately $131,000.00 and Park-in-lieu fees of appro
mately $71,264.00 (131 single family attached at $544.00
unit). The exact amount of Public Facilities Fees are unkn
until the applicant submits applications for building permi
The project should also generate Water Capital Fees estima
at $115,280.00.
No detailed economic impact analysis of this development
been conducted. While increased operating expenses related
this development are expected to be offset from increased
or fee revenue, no exact percentage of offset can
predicted.
