ITEM EXPLANATION: Carlsbad Tract 81-50 is an 8-unit subdivision gen located on the west side of Valley Street between BE Avenue and Oak Avenue. The Applicant is requesting tb tentative map be extended until October 13, 1986. The tentative map was originally approved on October 13, per Resolution No. 2024. A one-year extension of ti granted on November 6, 1984, per Resolution No. 7788. The Applicant agreed to pay Public Facilities Fees wi original application. Planning and Engineering staf' reviewed this project and recommend the Developer execi revised Public Facilities Fee Agreement as required by I Policy No. 17. The Subdivider has signed an agreer waive a prohibition of new conditions. The project is consistent with the City's General Plat the proposed density of 3.9 dwelling units per acre is the Density Range of 0 - 4 dwelling units per acre spi for the site as indicated on the Land Use Element General Plan. FISCAL IMPACT This project is estimated to generate sewer connection approximately $8,000,00 and Park-in-lieu fees of approx $5,232.00 (8 single family detached at $654.00 per unit exact amount of Public Facilities Fees are unknown ur applicant submits applications for building permit project should also generate Water Capital Fees estin $7,040.00. No detailed economic impact analysis of this developn been conducted.
