ITEM EXPLANATION
Engineering staff has completed checking the Final C
Carlsbad Tract 84-35 Unit 1 (Falcon Hills), a 97-unit
dential development located on the south side of the sout
terminus of Pontiac Drive for conformance with the Subdi\
Map Act and the Carlsbad Municipal Code.
The Final Map conforms substantially with the Conditii
Approval and the Tentative Map as approved by City Couni
February 5, 1985 per Resolution No. 7904.
A portion of Valewood Avenue, together with drainage
ments, is being granted to the City of Carlsbad by San
Gas and Electric Co. as per Exhibit 4. The Resolut
Acceptance will provide access to the subdivision.
The off-site drainage easement is necessary in order t
struct drainage facilities required for approval o
project.
TWO existing "Blocker Strips" offered for dedicatio
first on Map No. 6693 (Lot B across Valewood Drive) a
second on Map No. 8585 (portions of Lots 116 and 117 Pontiac Drive) are no longer necessary. The Resc

FISCAL IMPACT
This project is estimated to generate sewer connection fee
approximately $97,000.00 and Park-in-lieu fees of appr
mately $76,048.00 (97 single family detached at $780,0C
unit). The exact amount of Public Facilities Fees are unC
until the applicant submits applications for building pern
The project should also generate Water Capital Fees estir
at $85,360.00.
No detailed economic impact analysis of this development
been conducted. While increased operating expenses relate
this development are expected to be offset from increasec
or fee revenue, no exact percentage of offset car
predicted.
