ITEM EXPLANATION Engineering staff has completed checking the final map Carlsbad Tract 83-23 (Oaktree Concepts), a 22-unit COI project located on Laguna Drive for conformance with Subdivision Map Act and the Carlsbad Municipal Code. final map conforms substantially with the Conditions Approval and the tentative map as approved by Plann Commission on December 14, 1983, per Resolution No. 2227. This project is exempt from the Moratorium Ordinance No. 9 because it is located in the northwest quadrant. As the Council may recall, an affordable housing agreement recently approved for this project. Although the project i condominium project, four of the units will be reserved low/moderate income rentals for a twenty year period. FISCAL IMPACT This project is estimated to generate sewer connection fees approximately $22,000 and Park-in-lieu fees of approximat $11,484 (22 single family attached at $522 per unit). exact amount of Public Facilities Fees are unknown until applicant submits applications for building permits. project should also generate Water Capital Fees estimated $1 9,360. No detailed economic impact analysis of this development been conducted.
