ITEM EXPLANATION
Engineering staff has completed checking the final map
Carlsbad Tract 83-21, Unit 2, a 56-unit residential proje
located on Tamarack Avenue, for conformance with t
Subdivision Map Act and the Carlsbad Municipal Code. T
final map conforms substantially with the conditions
approval and the tentative map as approved by the City Counc
on January 3, 1984, per Resolution No. 7457. The City Counc
approved an amendment to the conditions on December 17, 19
by Resolution No. 8304.
A condition of the tentative map required the developer
obtain an off-site easement to install a portion of Tamara
Avenue. The developer has secured the easement and now offe
it for Council acceptance.

The dedication was not included on the map when the map w
signed and notarized by the owners. To accomodate t
developer, staff agreed to allow the developer to dedicate t
street by separate document.
This project has been designated as developing on "Exhibit
of Ordinance No. 9791, therefore it is exempt from t
moratorium.
FISCAL IMPACT
The project has dedicated park land as defined in the CalavE
Hills Master Plan. This project is estimated to gener:
sewer connection fees of approximately $56,000 and wat
capital fees estimated are $62,720. The exact amount
public facilities fees are unknown until the applicant subm:
