ITEM EXPLANATION Engineering staff has completed checking the final rn Carlsbad Tract 84-42, a 4 lot residential subdivision loca Syme Drive for conformance with the Subdivision Map Act a Carlsbad Municipal Code. The final map conforms substan with the Conditions of Approval and the tentative map as ap by Planning Commission on April 24, 1985, per Planning Cornm Resolution No. 2419. This subdivision contains a remainder parcel which can built on until such time as it is further subdivided developer has already submitted a tentative parcel map to this remainder parcel into four lots. Three of these lot front on Tamarack Avenue and the other on Syme Drive. A condition of the tract map requires the developer to de and improve a portion of Tamarack Avenue along the front the remainder parcel. The City is currently settir contract to complete these improvements as part of a large project to improve Tamarack Avenue. The developer has exec contract to reimburse the City for their proportional sh these improvements. The developer has also been required, by the Engineering C ment, to dedicate an additional five foot public utility ee at the back of the proposed street right-of-way on Syme To accommodate the developer, staff agreed to proces easernent dedication as a separate document.
