ENG RECOMMENDED ACTION: Approve Final Map of Carlsbad Tract No. 81-50 (Q'Gara). ITEM EXPLANATION Engineering staff has completed checking the final map of Carlsbad 81-50, an 8-lot subdivision located on James Drive and St. James Cou conformance with the Subdivision Map Act and the Carlsbad Municipal The final map conforms substantially with the Conditions of Approv the tentative map as approved by the Planning commission on Octob 1982, per Planning Commission Resolution No. 2024. This proje granted a one year extension on November 6, 1984 per Resolution No and on December 3, 1985 per Resolution No. 8281. This project is located in the northwest quadrant and shown on Exhib: of Ordinance No. 9791 as in infill project and is therefore exempt fi moratorium. This map was technically filed with the City in conform: with Section20.12.100(d) of the Municipal Code prior to July 20, 198 therefore is not subject to the provisions of Ordinance No. 9808. FISCAL IMPACT This project is estimated to generate sewer connection fees of i mately $8,000.00 and Park-in-lieu fees of approximately $6,272.00 (E family detached at $784.00 per unit). The exact amount of Facilities Fees are unknown until the applicant submits applicati building permits. The project should also generate Water Capil estimated at $12,720.00. No detailed economic impact analysis of this development h, conducted, While increased operating expenses related to this dev are expected to be offset from increased tax or fee revenue, percentage of offset can be predicted.
