TITLE: FINAL MAP AB# 8720 MTG. 08/05/86 CARLSBAD TRACT NO. 83-39 CITY A CITY N DEPT. ENG (HEMLOCK CONDOS) RECOMMENDED ACTION; Approve Final Map of Carlsbad Tract No. 83-39 (Hemlock Condos). ITEM EXPLANATION Engineering staff has completed checking the final map of Carlsbad Tract P 39, an 11-unit condo project located on Hemlock Avenue for conformance w: Subdivision Map Act and the Carlsbad Municipal Code. The final map c( substantially with the Conditions of Approval and the tentative map as al; by the Planning Commission on March 28, 1984, per Planning Commission Rest This project is located in the northwest quadrant and shown on Exhibit Ordinance No. 9791 as in infill project and is therefore exempt f moratorium. This map was technically filed with the City in conforman Section 20.12.100(d) of the Municipal Code prior to July 20, 1986 and th is not subject to the provisions of Ordinance No. 9808. FISCAL IMPACT This project is estimated to generate sewer connection fees of approx $11,000.00; Park-in-lieu fees of approximately $4,774.00 (11 single attached at $434.00 per unit); and Public Facilities Fees of approx $11,371.00. The project should also generate Water Capital Fees estim $12,320.00. No Traffic Impact Fee is applicable because the building have already been issued for eleven (11) apartments at this site.
