ITEM EXPLANATION
Engineering staff has completed checking the final map of Carlsbad T
84-78, Phases 3 through 6, a 176 unit condominium subdivision located 1
of
the Subdivision Map Act and the Carlsbad Municipal Code. The final
conforms substantially with the conditions of approval and the tenta
map as approved by the City Council on October 23, 1984, per Resolution
7785.
This project has been designated as developing on Exhibit "A" of Ordin
No. 9791, therefore, it is exempt from the provisions of the gr
management ordinance.
This portion of the project required dedication of 2.112 acres of park
which is twice the required dedication pursuant to the provisions of
1982 La Costa Parks Agreement. The 2.112 acres of park land dedicatio
addition io the already dedicated park land totals 25.369 acres leavi
balance of 2.631 acres to be dedicated at an accelerated rate in accord
with the 1982 Parks Agreement between the City of Carlsbad and
Corporation. Credit for accelerated parkland dedication will be 13.971
FISCAL IMPACT
Sewer and water fees will not be collected by the City as the projec
not located within the City's sewer or water district, The exact amoun
Public Facilities Fees are unknown until the applicant submits applicat
for building permits.
No detailed economic impact analysis of this development has
conducted. While increased operating expenses related to this develop
are expected to be offset from increased tax or fee revenue, no E
percentage of offset can be predicted.
