ITEM EXPLANATION
Carlsbad Tract No. 83-12 is a 12-lot oPfice/commercial subdivision loc
extended until July 27, 1987.
The tentative map was originally approved on July 27, 1983, per Resolu
No. 2155. A one-year extension of time was granted on August 6, 1985,
Resolution No. 8115.

BUENA VISTA PARK PLAZA (CT 83-12) : ADDITIONAL CONDITIONS
Staff believes that two additional conditions should be placed on the
project. The first would ensure participation in the formation of an assess
district for the Rancho del Oro intersection with Highway 78. The second
ensure the conformance with the Buena Vista Creek Watershed Sediment Co
Plan.
Prior to approval of a final map, which includes lots within Areas D or
Specific Plan 185, the owner/developer shall agree to participate in and nc
oppose the formation of an assessment district to construct the Rancho del
overpass and interchange at Highway 78.
Prior to issuance of building permits, the owner/developer shall incorpc
into the design of this project all conditions of the Buena Vista Lagoon
Watershed Sediment Control Plan, as prepared by June Applegate and Assoc
on September 3, 1985.
The applicant further agrees to participate in and not oppose the form; of a Maintenance Assessment District for the Buena Vista Creek area, if
proposed district boundaries include this property.
The applicant is aware of and concurs with these additional conditions.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, APPROVING AN EXTENSION OF
TIME FOR TENTATIVE MAP NO. 83-12 SUBJECT TO
CERT-AIN CONDITIONS,

WHEREAS, Section 66473.5 of the Subdivision Map Act provi
tentative subdivision map may not be approved unless it is consisten
