Approve Final Map of Carlsbad Tract No. 84-10 (Spyglass Pointe).
ITEM EXPLANATION
Engineering staff has completed checking the final map of Carlsbad Tra
84-10, an 80 unit condominium project located on Alicante Road and
Place, for conformance with the Subdivision Map Act and the Ca
Municipal Code. The final map conforms substantially with the conditir
approval the tentative map as approved by the City Council on No!
6, 1984, per Resolution No. 7802.
As a condition of approval of Carlsbad Tract No. 84-10, the develoi
required to quitclaim an existing drainage easement. This easemei
granted to the San Diego County Flood Control District on October 31,
The Engineering Department has determined that this easement is no
necessary.
The tentative map for this project was approved prior to January 21,
building permits will not be issued until a Local Facilities Plan for ,
is approved by the City Council.
This project's density is 17 units per acre which exceeds the new range
15 units per acre. However, the project was approved in 1984, obvi

FISCAL IMPACT
This project is estimated to generate sewer connection fees of approxin
$80,000.00, Park-in-lieu fees of approximately $52,400.00 (80 single 1
attached at $655.00 per unit), Bridge and Thoroughfare District FE
$33,920.00 and $42,800.00 in Traffic Impact fees.The exact amount of P
Facilities Fees are unknown until the applicant submits application
building permits. The project should also generate Water Capital
estimated at $108,800.00.

WHEREAS, the City Council of the City of Carlsbad has determinec
in the public interest to quitclaim said easement;
NOW, THEREFORE, BE IT RESOLVED by the City Council of tt-
