I TEEl EXPLANAT ION
In connection with the tentative map extension of Carlsbad r
No. 83-32 (Calavera Hills - Village "Q"), the developer was
required to offer for dedication, free and clear of liens ai
encumbrances, the 7.471 acre park site, Phase I1 of the Cal;
Hills Park and acouisition of the 0.445 acre fire station s
The grant deed satisfying these conditions have been delivei
the engineering department and reviewed by this office. Tht
deeds are in legal form and will be recorded by Ticor Title
Insurance Company which will issue a policy of title insurai
insuring legal title to the two properties. The engineerinc
will interfere with the proper development of the site for 1
purposes. In accordance with the conditions of the master 1
for development of this area, the City will be required to 1
$11,125.00 for the fire station site.
FISCAL IMPACT
There will be no cost to the City in connection with the
acceptance of the 7.471 acre park site. The City will be
required to pay $11,125.00 for the 0.445 acre fire station
department has concluded that none of the pre-existing ease1

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, ACCEPTING GRANT DEEDS TO
A 7.471 ACRE PARK SITE AND A 0.445 ACRE FIRE
STATION SITE.
CALAVERA HILLS - VILLAGES "T" - CT 83-19
VILLAGES "Q" - CT 83-32
WHEREAS, Vernon Savings and Loan Association, FSA
federally chartered mutual savings and loan association, i
owner in fee of the real property generally described as E
acre park site and further described as the Calavera Hills
Site and a 0.445 acre parcel generally described as the fi
station site in the Calavera Hills Village E-2 and more
particularly described in Exhibits "A" & "B" on file in tk
office of the City Clerk and incorporated herein by refere
and;
WHEREAS, the City of Carlsbad has required dedicz
said lands in connection with the approval of a master plz
development of the area and extension of a tentative tract I and;

As we discussed in our telephone conversation of Monc
August 31, 1987, I have forwarded the original deeds to the Cj
Clerk for acceptance by the City Council. As soon as they ha1
been accepted by the City Council, ‘4. will forward them to you
recordinq and issuance of your standard CLTA Policy as setfort
in your commitment dated August 19, 1987. Item 1 of page 4 of
your commitment, general and special county and city taxes ana
special assessments, if any, should be paid pro-rata as of the
date of recordation of the deed and cancelled thereafter.
Pursuant to the report from the Finance Director of
November 3, 1986, in connection with park-in-lieu fees under
section 20.44.080 of the Carlsbad Municipal Code, the estimate
value of land for the Calavera Hills Park Site is $100,000.00
acre. Accordingly, please issue your title policy in the amou
station site.
