RECOMMENDED ACTION:
Accept the improvements built as a part of Carlsbad Airport Business CT 74-21 (Phase l), authorize City Clerk to record the Notice of Corn release bonds, and direct the Utilities and Maintenance Department to maintaining the public streets, drainage, and utility systems associa the project.
ITEM EXPLANATION:
The improvements for this project include:
1. Onsite street and sewer improvements for Phase I 2. Storm drain improvements for Phases 1 and 2. 3. Palomar Airport Road improvements. 4. Offsite sewer improvements in Palomar Airport Road to E Real 5. Traffic signal at Palomar Airport Road and El Fuerte Str
The Developer has constructed all improvements required of this pro, has requested the City to accept the Public Improvements itemized in Ex City forces have inspected the public improvements and found the satisfactory.
FISCAL IMPACT:
The Uti1 i ties and Maintenance Department will be required to main1 public improvements. The value of the improvements are estim $2,643,760.00.

Dear Walter:
As a follow-up to your phone conversation today with Jo Ann Shannon,
we request the following regarding our bonds on Carlsbad Oaks Business
Center:
1) The immediate release by staff approval of 50% of the Phase I
Improvement bonds. We also request the release to the 25%
maintenance level of the same bonds which, we understand,
requires City Council approval and will take about 2 months time
from today.
2) The release of 50% of our Grading/erosion bonds.
Enclosed for your use is the listing of our outstanding bonds that I
had also enclosed in my August 1 letter to you.
On a separate but related matter, we again request release of our
$75,000 grading and striping deposits in Palomar Triad. I understand
from Joe Gerry at HCH that the blue lines of your grading plan are now
returned to you.
Please let me know if you or your staff have any questions. Thank you
for your cooperation.
