RECOMMENDED ACTION:
Approve Final Map of Carlsbad Tract No. 88-1, Laguna Shores.
ITEM EXPLANATION
Engineerin
88-1, a 2 % staff has completed checking the final map of Carlsbad Tract
unit subdivision located on Park Drive at Neblina Drive for conformance with the Subdivision Map Act and the Carlsbad Municipal Code. The final map conforms substantially with the conditions of approval and the @t;;;;e map as approved by the Planning Commission on g/21/88, per Resolution . .
This map has been found to be consistent with the Growth Mana and the re uirements 9 of the Local Facilities Mana ement % 4 ement Ordinance P an for Zone 1. Currently a 1 public facilities within or impacted y Zone 1 meet or exceed the adopted performance standard. For more complete analysis of the public facilities impact for this project see the attached Local Facilities Impact Assessment form.
FISCAL IMPACT
This Project is estimated to generate sewer connection fees of approximately $32,500.00 and Park-in-lieu fees of approximately $20,436.00 (26 Single/Multi family attached/detached at $786.00 per unit). The exact amount of Public
Facilities Fees are unknown until the ap licant submits applications for building permits. The project should a so generate Water Capital Fees P estimated at $41,340.00 and a traffic impact fee of $15,600.00
No detailed economic impact analysis of this development has been conducted. While increased operating expenses related to this development are expected to be offset from increased tax or fee revenue, no exact percentage of offset can be predicted.
