Jerez Court Condominiums. approving Final Map of Carlsbad Tract No 89-15 ITEM EXPLANATION Engineering staff has completed checking the final map of Carlsbad Tract 89-15, the Jerez Court Condominiums. The map conforms substantially with the Subdivision Map Act, Carlsbad Municipal Code and the Tentative Map as approved with conditions by Planning. Commission Resolution No. 3077 dated August 1, 1990. This 5 unit project is located in the Southeast quadrant of the City, on the west side of Jerez Court east of Gibraltar Street and within Local Facilities Management Zone 6. The project is located on a level pre-graded site and is described as an urban infill lot. All offsite improvements are in place to serve this development and the Public Facilities Financing Plan has been approved for this site and Zone 6. The project is in compliance with the Planned Development Ordinance and Growth Management. For these reasons staff recommends approval of CT 89-l 5. FISCAL IMPACT: This project is estimated to generate sewer connection fees of approximately $8,050 and Park-in-Lieu fees of approximately $5,250 (5 single family attached at $1,050 per unit). The exact amount of Public Facilities Fees are unknown until the applicant submits applications for building permits. No detailed economic impact analysis of this development has been conducted. While increased operating expenses related to this development are expected to be offset from increased tax or fee revenue, no exact percentage of offset can be predicted. That the above recitations are true and correct. 2. That said Final Map known as Carlsbad Tract 89-15 from Seve Catalina Second which is on file with the City Engineer and is incorporated herein by reference, is accepted. 3. That the City Clerk is authorized to sign the Certificate of Acceptance on the Final Map. 4. That the City Clerk is authorized to cause the original Final Map to be recorded in the Office of the County Recorder of San Diego County, State of California. t/i /it .
