ITEM EXPLANATION: Engineering staff has completed checking the final map for Carlsbad Tract 92-06. This subdivision is located in Loker Avenue West within the Carlsbad Oaks Business Center. The project is composed of a nine-lot Non-Residential Planned Unit Development (PUD 92-07) for the purpose of subdividing an existing 8.508 acre industrial development. The existing development consists of eight single story industrial buildings which was originally approved by Planned Industrial Permit PIP 86-02 on January 20, 1987. The subdivision will create nine lots ranging in size from 16,098 square feet to 28,921 square feet equaling the existing individual building foot prints plus ten feet. Approval of the existing project by PIP 8602 required compliance with all of the development standards imposed by the PM Zone and by Specific Plan 200. The proposed subdivision is necessary to provide for separate ownerships of the existing eight industrial buildings and to provide for the maintenance of the common areas. The final map conforms substantially with the tentative map as approved by Planning Commission on January 6, 1993, per Resolution No. 3473. Growth Mananement: The proposed project consists of the subdivision of an existing development. Therefore, the impacts on public facilities have already been considered during review of the Planned Industrial Permit approved on January 20, 1987. Environmental Review: The Planning Director has determined that this project is categorically exempt from environmental review under Section 15301(o) of the California Environmental Quality Act. 1 FISCAL IMPACT: Payment of the normal development fees has been done during the building permit issuance of the existing buildings. Pacific Partners, a California Limited Partnership have submitted a final map known as Carlsbad Tract No. 92-06 to the City of Carlsbad for approval; and WHEREAS, the Tentative Map of Carlsbad Tract No. 92-06 with conditions, was approved by the Planning Commission on January 6, 1993 pursuant to Resolution Number 3473: and WHEREAS, the City Engineer has determined that said map substantially conforms to said conditionally approved tentative map; and WHEREAS, the conditions of approval for said final map have been completed or secured; and WHEREAS the final map conforms to the City of Carlsbad General Plan and all requirements of City Codes and Standards; and WHEREAS, the City Council of the City of Carlsbad determined it to be in the public interest to approve said Final Map; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad, California, as follows: 1. That the above recitations are true and correct. 2. That said Final Map known as Carlsbad tract 92-06from B.W. Pacific Partners which is on file with the City Engineer and is incorporated herein by reference, is accepted. 3. That the City Clerk is authorized to sign the Certificate of Acceptance on the Final Map. 4. That the City Clerk is authorized to release the map to American Title Insurance Company for recording in the office of the County Recorder.
