FINAL MAP RICE PROPERlY UNIT 2, PUD 81 CARLSBAD TRACT NO. 85-1 0 RECOMMENDED ACTION: ITEM EXPLANATION: Engineering staff has completed checking the second final map of Carlsbad Tract 85-I( No. 11, at the easterly terminus of Calle Acervo approximately half a mile east of Ran( Road. It is comprised of 105 lots with uses as follows: 93 single family residential unit open space lots. This is the second phase of the approved tentative map and proposc 42.682 acres of property. The final map conforms substantially with the Tentative Map as approved by City Cour 1986 per Resolution No. 8661 and as extended and amended by City Council on Auc per Resolution No. 93-233. The final map also conforms to the General Plan and all t requirements of the Municipal Code and City Standards. This map has been found to be consistent with the Growth Management Ordinance. density is 2.4 dwelling units per acre which is within the density range of 1-4 dwelling i specified for the site as indicated on the Land Use Element of the General Plan and i the growth control point of 3.2 dwelling units per acre. WHEREAS, 2728 Holding Corporation, a Nevada Corporation, has submitted tl final map known as Carlsbad Tract No. 85-10-2 to the City of Carlsbad foir approval; i the Tentative Map of Carlsbad Tract No. 8510 with condil approved by the Planning Commission on April 23, 1986, pursuant to Re!jolution No. WHEREAS, the City Council approved Planning Commission Resolution No. , WHEREAS, meeting of July 8, 1986, pursuant to Resolution No. 8661; and WHEREAS, the City Council extended the tentative map on August IO, Resolution No. 93-233; and WHEREAS, the City Engineer has determined that said map substantially c( said conditionally approved tentative map; and WHEREAS, the conditions of approval for said final map have been cor secured; and WHEREAS, the developer has offered public streets and public easements for to the City of Carlsbad; and WHEREAS, the final map conforms to the City of Carlsbad General PI requirements of City Codes and Standards; and, WHEREAS, the City Council of the City of Carlsbad determined it to be in interest to approve said Final Map: NOW, THEREFORE, BE IT RESOLVED by the City Council of the City oi California, as follows: 1.
