TITLE: APPROVING THE FINAL MAP FOR
BRESSI RANCH PLANNING AREA 15, AND AUTHORIZING THE CITY CLERK TO PROCESS THE MAP FOR RECORDATION
CARLSBAD TRACT 03-03, CITY DEPT-HD. ATTY. ZiEI
RECOMMENDED ACTION:
Adopt Resolution No. 2004-118
Bressi Ranch, Planning Area 15, and authorizing the City Clerk to process the map for recording.
approving the final map for Carlsbad Tract CT 03-03,
ITEM EXPLANATION:
The tentative map for Carlsbad Tract CT 03-03 was recommended for approval on September 17,
2003 by the City of Carlsbad’s Planning Commission and approved on October 28, 2003 by the
City of Carlsbad’s City Council. Carlsbad Tract CT 03-03 was approved as an affordable
condominium subdivision and is located south of Palomar Airport Road and east of El Camino Real.
The 26.5-acre property is being subdivided into 5 lots (100 Air-Space Condominiums and
4 Commercial Lots). This subdivision is within Local Facilities Management Plan (LFMP) Zone #17.
Engineering staff has completed checking the final map for Carlsbad Tract CT 03-03 Planning Area
15. The final map conforms substantially with the tentative map as approved by the Planning
Commission per Resolution 5463 and the City Council per Resolution 2003-285. The final map
also conforms to the General Plan, all the applicable requirements of the Municipal Code,
City Standards, and Growth Management Plan.
Additional discretionary actions will be required for 4 lots of this project (Lots 2 through 5) prior to issuance of building permits. Lot 1 (The Affordable Housing portion) has processed discretionary permits and can pull building permits following the recordation of this subdivision.
FISCAL IMPACT:
The developer pays a plancheck fee to cover the expense of planchecking and processing the final
map for recording. All appropriate building permit fees will be paid if and when building permits are
issued for this project.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, APPROVING THE FINAL MAP FOR
AREA 15, ANDAUTHORIZING THE CITY CLERK TO
PROCESS THE MAP FOR RECORDING.
CARLSBAD TRACT CT 03-03, BRESSI RANCH PLANNING
WHEREAS, Bressi Garden Lane, LLC, as owner, submitted a final map known as
Carlsbad Tract CT 03-03 Planning Area 15 to the City of Carlsbad for approval; and
WHEREAS, the tentative map of Carlsbad Tract CT 03-03 with conditions, was
recommended for approval by the Planning Commission on September 17, 2003 pursuant to
Resolution 5463 and approved by the City Council on October 28, 2003 pursuant to Resolution
2003-285; and
WHEREAS, the Public Works Director has determined that said map substantially
conforms to said conditionally approved tentative map; and
WHEREAS, the conditions of approval for said final map have been completed or
secured; and
WHEREAS, the developer has offered public easements for dedication to the City of
Carlsbad; and
WHEREAS, the final map conforms to the City of Carlsbad General Plan and all
requirements of City codes and standards; and
WHEREAS, the City Council of the City of Carlsbad determined it to be in the public
interest to approve said final map.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad,
California, as follows:

That the above recitations are true and correct.
That said final map known as Carlsbad Tract CT 03-03 Planning Area 15,
Bressi Ranch which is on file with the Public Works Director and is incorporated herein by
reference, is accepted.

That the City accepts the dedications as shown on the final map.
That the City Clerk is authorized to cause the original final map to be recorded in
the Office of the County Recorder of San Diego County, State of California.

5. That the City Clerk is authorized to release the map to North American Title
Company for recording in the Office of the County Recorder.
PASSED, APPROVED AND ADOPTED at a regular meeting of the Carlsbad City Council
heldonthe 13th dayof April ,2004 by the following vote, to wit:
