AND AUTHORIZING THE CITY CLERK TO PROCESS

RECOMMENDED ACTION:
Adopt Resolution No.
Planning Areas 1 through 5, and authorizing the City Clerk to process the map for recordation.
2005-0 1 7 approving the final map for CT 02-15, Bressi Ranch,
ITEM EXPLANATION:
Engineering staff has completed checking the final map of CT 02-1 5, Bressi Ranch, Planning Areas
1 through 5. This subdivision is within Local Facilities Management Plan (LFMP) Zone #17 and is
generally located south of Palomar Airport Road, north of Poinsettia Lane, and east of El Camino
Real. The project proposes a total of 40 (Planned Industrial Zoned) lots.
The final map conforms substantially with the tentative map as recommended for approval by
Planning Commission on March 17, 2004 per PC Resolution No. 5564. The final map also conforms
to the General Plan, all the applicable requirements of the Municipal Code, City Standards, and
Growth Management Plan. The applicant, Bressi Ranch Development, LLC, a Delaware Limited
Liability Company is requesting the recordation of said final map.
This project must process and seek approval of a Planned Industrial Permit (PIP) prior to issuance
of building permits. As specified in the Master Plan for this community, Lot 40 will return to
City Council for discretionary approval of any development plans.
FISCAL IMPACT:
The developer pays a plan check fee to cover the expense of plan checking and processing the final
map for recording. All appropriate fees will be paid prior to issuance of building permits for this
project.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, APPROVING THE FINAL MAP FOR
ANDAUTHORIZING THE CITY CLERK TO PROCESS THE
FINAL MAP FOR RECORDATION.
CT 02-15, BRESSI RANCH, PLANNING AREAS 1 THROUGH 5,
WHEREAS, Bressi Ranch Development, LLC, a Delaware Limited Liability Company has
submitted a final map known as CT 02-15, Bressi Ranch, Planning Areas 1 through 5, to the
City of Carlsbad for approval; and
WHEREAS, the tentative map of CT 02-15 with conditions, was approved by Planning
Commission on March 17,2004 per PC Resolution No. 5564; and
WHEREAS, the City Engineer has determined that said map substantially conforms to
said conditionally approved tentative map; and
WHEREAS, the conditions of approval for said final map have been completed or
secured; and
WHEREAS, the developer has offered public easements for dedication to the City of
Carlsbad; and
WHEREAS, the final map conforms to the City of Carlsbad General Plan and all
requirements of City Codes and Standards; and
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad,
California, as follows:

1 through 5, which is on file with the City Engineer and is incorporated herein by reference,
is accepted.
That the above recitations are true and correct.

Company for recording in the Office of the County Recorder.
PASSED, APPROVED AND ADOPTED at a regular meeting of the Carlsbad City Council
held on the 18th day of JANUARY , 2005 by the following vote, to wit:
