APPROVING THE FINAL MAP FOR
CT 04-08, LA COSTA VILLAGE TOWNHOMES

RECOMMENDED ACTION:
That the City Council ADOPT Resolution No. 2012-079 APPROVING the final map for CT 04-
08, La Costa Village Townhomes generally located at the northwest corner of El Camino Real and
Dove Lane.
ITEM EXPLANATION:
Land Development Engineering staff has completed checking the final map of CT 04-08, known as La
Costa Village Townhomes. This subdivision is within Local Facilities Management Plan (LFMP) Zone
21 and is generally located at the northwest corner of El Camino Real and Dove Lane. The project
proposes a total of four lots. The lots are comprised of two residential condominium lots supporting 53
dwelling units, one open space lot and one lot for a private street. No further discretionary permits are
required before building permits can be issued for this development.
The final map conforms substantially with the tentative map as approved by Planning Commission on
April 5, 2006 per PC Resolution No. 6058. The final map also conforms to the General Plan,
all the applicable requirements of the Municipal Code, City Standards, and Growth Management Plan.
The property owner, City Ventures Homebuilding, LLC a Delaware limited liability company, is
requesting the recordation of said final map.
ENVIRONMENTAL IMPACT:
The approval of a final map is a ministerial process and is exempt from the requirements of the
California Environmental Quality Act (CEQA) pursuant to Carlsbad Municipal Code Section
19.040.070 A. l.a.
FISCAL IMPACT:
The property owner paid a plan check fee to cover the expense of plan checking and processing the
final map for recording. All other processing and development impact fees required to be paid prior to
final map approval have been paid. Additional processing and development impact fees will be paid,
as required, if and when building permits are issued for this project.

2 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, APPROVING THE FINAL MAP FOR
^ CT 04-08, LA COSTA VILLAGE TOWNHOMES, GENERALLY
LOCATED AT THE NORTHWEST CORNER OF EL CAMINO REAL
AND DOVE LANE
WHEREAS, City Ventures Homebuilding, LLC A Delaware Limited Liability Company
has submitted a final map known as CT 04-08, La Costa Village Townhomes, to the City of
Carlsbad for approval; and
WHEREAS, the tentative map of CT 04-08 with conditions, was approved by Planning
Commission on April 5, 2006 per PC Resolution No. 6058; and
WHEREAS, the City Engineer has determined that said map substantially conforms to
said conditionally approved tentative map; and
12 WHEREAS, the conditions of approval for said final map have been completed or
13 secured; and
14 WHEREAS, the property owner has offered public easements for dedication to the City
15 of Carlsbad; and
WHEREAS, the final map conforms to the City of Carlsbad General Plan and all
applicable city codes and standards.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad,
California, as follows:
1. That the above recitations are true and correct.
2. That said final map known as CT 04-08, La Costa Village Townhomes, which is
on file with the City Engineer and is incorporated herein by reference, is accepted.
22 3 That the city accepts the dedications shown on the final map.
23 4 That the City Clerk is authorized to sign the Certificate of Acceptance on the
24 final map.
25 5. That the City Clerk is authorized to cause the original final map to be recorded in
26 the Office of the County Recorder of San Diego County, State of California.
6. That the City Clerk is authorized to release the final map to First American Title
Company for recording in the office of the County Recorder.
