RECOMMENDED ACTION:
That the City Council ADOPT Resolution No. 2014-174 APPROVING the Final Map for CT 13-02
- Coastal 10 on an existing lot southerly of Navarra Drive and westerly of Viejo Castilla Way, for the
purpose of constructing 10 residential condominium units.
ITEM EXPLANATION:
Land Development Engineering staff has completed checking the final map of CT 13-02, known as
Coastal 10. This subdivision is within Local Facilities Management Plan (LFMP) Zone 6 and is generally
located southerly of Navarra Drive westerly of Vlejo Castilla Way. The project proposes a total of one
lot containing a maximum of 10 residential condominium units. No further discretionary permits are
required before building permits can be issued forthis development.
The final map conforms substantially with the tentative map as approved by Planning Commission on
October 2, 2013 per PC Resolution No. 7012. The final map also conforms to the General Plan, all the
applicable requirements ofthe Municipal Code, City Standards, and Growth Management Plan. The
property owner, Coastal Living 10, LLC, a California limited liability company, is requesting the
recordation of said final map.
ENVIRONMENTAL IMPACT:
The approval of a final map Is a ministerial process and Is exempt from the requirements of the
California Environmental Quality Act (CEQA) pursuant to Carlsbad Municipal Code Section 19.040.070

FISCAL IMPACT:
The property owner paid a plan check fee to cover the expense of plan checking and processing the
final map for recording. All other processing and development impact fees required to be paid prior
to final map approval have been paid. Additional processing and development impact fees will be
paid, as required, If and when building permits are issued for this project.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD,
CALIFORNIA, APPROVING THE FINAL MAP FOR CT 13-02 -
COASTAL 10 ON AN EXISTING LOT SOUTHERLY OF NAVARRA
DRIVE AND WESTERLY OF VIEJO CASTILLA WAY, FOR THE
PURPOSE OF CONSTRUCTING 10 RESIDENTIAL CONDOMINIUM
UNITS.
WHEREAS, Coastal Living 10, LLC, a California limited liability company has
submitted a final map known as CT 13-02 Coastal 10, to the City of Carlsbad for approval; and
WHEREAS, the tentative map of CT 13-02 with conditions, was approved by
Planning Commission on October 2, 2013 per PC Resolution No. 7012; and
WHEREAS, the City Engineer has determined that said map substantially
conforms to said conditionally approved tentative map; and
WHEREAS, the conditions of approval for said final map have been completed or
secured;and
WHEREAS, the final map conforms to the City of Carlsbad General Plan and all
applicable city codes and standards.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad,
California, as follows:
1. That the above recitations are true and correct.
2. That said final map known as CT 13-02 Coastal 10, which is on file with
the City Engineer and Is incorporated herein by reference, is accepted.
3. That the City Clerk is authorized to cause the original final map to be
recorded In the Office ofthe County Recorder of San Diego County, State of California.
4. That the City Clerk is authorized to release the final map to Lawyers Title
Company for recording In the office ofthe County Recorder.
