The meeting was called to order at 7:lO p.m. by Chairman
Sutton. Those present besides Chairman Sutton were Col. R. M.
Smith, Arnie Stringer, Tom Acuna, Rayor McClellan, 13. H. Barter,
J . €3. Bond and I . H. Gronseth.
The minutes of the last meeting were read. Discussion took
place regarding the Tree Committee's recommendation to the City
Council regarding Art Snyder's request for removing a tree and
trimming of other trees on his property. Arnie Stringer mved the
minutes stood approved as read. Seconded by J. B. Bond. ayes,
mot ion carried .
k discussion took place regarding Will.iam R. Dindinger's plot
plan of his lot on Tamarack. It was decided to ask City Attorney
Bruce Smith the definition of Section 1, Ordinance 371 and if said
definition of this lot applies to this section and also if it must
abutt on 8 street.

requested. zone variances on the following lots in Palm Vista Tract:
Reduction of frontage setback from 20' to 10' on Lots 1, 2,
5, 8, 11, 13, 22 and 23.
Reduction of the depth of rear yard from 25' to 15' on the
following lots: .no. 16, 17, 19, 24, 26, 29, 30, 31, 32, 34, 35,
36, 38, 41, 42, 4;'%, 44, 46 and 47.
Col. Gronseth moved that it be recommended to the City Council
that the variances reauestad be granted provided no public hearing
is necessary. If a hearing should be necessary the hearing will be
held on December 22, l952. Seconded by Tom Acuna. All ages. JtIotion
carried. Mr. Stringer suggested Gallinger Construction Company be
advised of the City Attorney's opinion regarding this matter and
bill for the variances requested will be sent him at that time.
Continuation of hearing was held on the application of ClPud R.
and Gretchen E. Helton for a zone variance to permit a reduction of
building site area from 6000 sq. ft. to 5750 sq. ft. on the follosvj.ng
described property: Lot 1 in Block R of Palisadss No. 2 as per map .
1803. Tom Acima moved that the variance described above be granted
as requested providing the regular charge per lot is deposited with
the City Clerk. Seconded by Arnie Stringer. A11 ayes. hotion carried,
A hearing was held on the app1ic:Ytion of Ca?l and Natalie B.
hlanos fov a reclassification of property from R-1 to X-2 to permit
the construction of 8 duplex on the following desc--ibed property:
North side of Elm Avemle, 160 feet East of Harding Street, being a
portion of Tract 117, Carlsbad Lands. Col. Gronseth roved that a
recommendation be made to tb City Council that the above described
application be granted.. Seconded by J. B. Bond. A11 ayes. &otion
carried .
Continuation of hesring on minimum floor area requirements for
dwellings was discussed, col. Gronseth stated that the report from
the California League of Cities has just bteKreceived and the com-
nittee has not had time to digest it. It was decided to continue
the heriring until December 22, 1952. It was suggested that the pro-
blem of lots abutting on streets should be considered at the sam
time or as early as possible.
Discussion took place regard;-np: the petition of Benjamin F.
Taylor and Adline ?<lo Taylor for the vacation of a portion of the
westerly 15 feet of Ocean Street at termin IS of Oak ATT~TTJ.~ in Carls-
bad. It was moved by Arnie Stringer that all .members of the Planning
commission look at the said property before December 22, 1952 In
order to get a physcial picture of th9 property in question. Seconded
by J, f3. ijond. *11 ayes . ibiotion carried. Mayor McClellar: suggested
Mr. Taylor be asked to be present at the next meeting with his policy
of Title Insurance.
A hesring was held on the application of Cumings, Stone and Dailey,
for reclassific:;,tion of their property from E-2 to R-1. cole Gronseth
moved that the application of Irving & Ruth S, Cuxnings and Ikrry J.
and lvlargarat c. Stone to rezone portions of Tract 236 and 237 of Thum
Lands and the request of George F, E. h 'osephine Id. Dailey to rezone
portion of Tract 240 of Thm Lands be recommended to the Cit? cou~~,cil
to be rezoned, except that the property renuested for zone changing - 2-
be designated an 3-1A zone wit:? minimum lot frontage of 75' and
that all lots upon which buildings will be or are to be erected
abutt on a dedicated street. Seconded by Col. Smith. All ayes,
Motion carried.
Col. smith reviewed the application of Ralph c. ik Zsther Calkins
for a zone variance for reduction in lot area requirement from
12000 sq. ft. to 9800 sq. ft. for two separate dwsl1.ine;s and a rear
yard 'varfance from 25' to 20' . col. Smith rroved that/the above
described anplication for December 22, 1952 trt 7:OO p.m. Seconded
by Arnie Striner. All ayes. ?/lotion carried.
