These large lots would be zoned 7,000 sq. ft. but! i they will only be able to build one house on each: : of the large parcels unless they come before the Commission and Council in public hearings with : : a precise plan for further possible subdivision i i of these parcels. He discussed the density. : Upon being questioned regarding the topography i i of the land in the park site, the Planning Direc-I : tor stated the land is good, fairly level land. i i He explained that the grades were too rough to : i have wide streets through the subdivision. The subdivision : meets al: of the various loan company requirements. i He pointed out they have dedicated land for a i : park site prior to the ordinance being passed by : i the City requiring that a subdivider dedicate : ; land to the City for a park site. He stated they!.. i had taken many factors into consideration in de- I : signing the subdivision. When questioned, Mr. I I I Rombotis stated he believed the suSdivision I would be developed in 9 units, however, it might I i be 10 or 11. The units will be built over a 3 i i to 5 year period. They plan to start at Kelly : : Drive and El Camino Real and develop it as in- i i dicated on the tentative map according to appro- : val of the City Engineer. Lots Mo. 310 and 311 ; i are under power lines and are proposed as a : drainage channel. They are encompassed by an i easement so they do not propose to build on them.! The property on the upper part of Hillside would : i be developed within less than 3 years. The 1 i property on Park Drive would be developed probab-i : ly within the next 2 years. Park Drive wi 11 be I i completed before Hillside. Park Drive is design-! : ed to carry a 62' street. They have provided I i for additional parking near some of the cul-de- ! : sacs.
