The purpose for this adjourned meeting was to ; i study and discuss the R-T zoning and conditional ! : use permits in the proposed new zoning ordinance; I I # 4 I I 1 I I ,- I I I I I I I I I I I I I I I I I The Planning Director reported that he attended i a Planning Directors Aeeting in San Diego the : veek before, and the cfties are being faced with a great influx of trilers, campers, and boats. : Boats and trilers are being parked in the street; or front yards. Cle reportcd that so~e of the : other cities in the county have passed ordinance4 on unequal side yard setbacks to allow access to: the rear yard from one side of the house, Escon-: dido has a 5' setback on one side and requires i one side to have a minimal setback of 10'. El : Cajon requires 12' on one side. Some of the I I cities have passed ordinances not allowing trailers to be parked in the front yard setback: I I I I I The Planning Director stated that the Building ; Inspector was in agreement with the side yard setbacks being variable to allow for access to : the rear yard in order to park boats, trailers campers and for families having 3 or 4 cars. : The Planning Director recommended a minimal side i yard setback of 5' and 10'. Hc explained that : the City would st5 11 have the same amount of i open area along the streets. JOEL ESTES, Attorney with Higgs, Jennings, I I :Fletcher and Hack in San Diego, representing the i I Janss Corp. stated that Lot 72 in Shelter Cove : :Subdivision is zoned C-2 and they would like it :to remain C-2. t 4 :i4R. DALE ALLRED, Janss Corp., stated the property: :was already developed with roads and ut711 ties : :>!hen they purchased the property with the current! jzoning and permitted uses on it. If the proposed: ;zoning is changed and their property is non-con- : :forming it will be difficult to sell or develop I :the property. Interior lots shall have a side yard of not less than 10 feet on one side of the lot and not less than 5 feet on the other side. B. Corner lots and reversed corner lots shall have the fol 1 owing si de yards : 1. On the side lot line which adjoins another lot, the side yard shall be not less than five feet. 2. On the side street side the width of the required side yard shall be ten feet and said side yard shall extend the full length of the lot. C. Private garages located in a side yard which has access from a side street shall be located so that there is a minimum of twenty (20) feet of driveway in front of a garage door that opens onto said side street. If the garage is so located that the door does not open onto the side street, the setback as in Sections A and B above shall govern. Section 905: REAR YARD: There shall be a rear yard of 20 feet. Section 907: LOT AREA PER DNELLING UNIT: A. On lots of 9,999 square feet or less, the tot area per dwelling unit shall be not less than 1000 square feet. B. On lots between 10,000 square feet and 14,999 square feet, the lot area per dwelling unit shall be not less than 900 square feet. C. On lots between 15,000 square feet and 19,939 square feet, the lot area per dwelling unit shall be not less than 800 square feet. D. On lots between 20,000 square feet and 39,999 square feet, the lot area per dwelling unit sh.aJ1 be not less than 750 square feet. E. On lots in excess of 40,000 square feet, the lot area per -dwelling untt shall be'.not less than 650 square feet. Section 908: LOT WIDTH: In the R-T District, every lot created after the effective date of this Ordinance Amendment shall maintain a width of not less than the following: A. Lots with a minimum area of 9,999 square feet or less shall have a width of not less than 60 feet except when an application for Site Plan Review as provided in Section has been approved. B. Lots which have a minimum lot area of 10,000 square feet or more shall maintain a width of not less than 75 feet. Section 909: PERMISSIBLE LOT COVERAGE: All buildings, including accessory buildings and structures, shall not cover more than 75 percent of the area of the lot, except when an. application for Site Plan Review as provided in Section has been approved.
