Subject: Preliminary Soils Survey
Site: 2402 Sacada Circle, Carlsbad, Ca.
Lot 146 La Costa South Unit #1, Map 6117
Mr. Mullen:
Our firm has completed a survey of the native soils at the above lot. The
site is a lot of a subdivision which was graded in 1969-70 and is covered
in the Preliminary Soils Investigation by Benton Engineering dated
March 8, 1968 and in the Grading Reports on' Filled Ground by -Benton Engineering
dated June 23, 1969 and November 30, 1970. These reports show no fill was
placed on the subject property.
The existing lot has a light vegetation cover. The topsoil observed in
trenches on an adjacent lot extend 12" to 18" in depth and is a red brown
silty sand. Beneath the topsoil is a greenish gray dense silty sand to depths
of at least 6' below the surface.
Representative soil samples were tested for expansive characteristics and
reported in the above reports. Those lots that had expansive soil in the
top three feet below the surface were noted and this lot was not included.
No apparent grading has been done to the lot in the intervening years.
Footings for structures to two stories in height should have footings founded
18" below lowest adjacent finished grade and be reinforced longitudinally
with one #4 bar at top and bottom. Footing widths should be according to
the Uniform Building Code.
Slabs should rest on 4" clean sand with a 6 mil visqueen layer inserted at
mid height. Concrete floor should be 4" nominal thickness and reinforced
by 6" x 6" x lOga. x lOga. welded wire mesh.

La Costa South Unit No. 1

Gentlemen:
This is to report the results of tests and observations made in order to inspect the compaction of
filled ground placid on certain areas of Lots 1, 3 to 7, inclusive, 14 to 25, inclusive, 34 to 39,
inclusive, 43 to 46, inclusive, 54 to 58, inclusive, 62 to 72, inclusive, 82, 83, 84, 8, 87, 89,

181 to 1841 inclusive, and Portions of La Costa Avenue, Navarra Drive, Viejo CcistitlaV-ksy,
Nuevo Castilla Way, Sevilla Way, Levonte Street, Galicia Way, and La Coru?io Place, La Costa
South Unit No. 1, Rancho La Costa, California. The fills were placed during the periods
between February 4, 1969 and May 2, 1969.
The approximate areas and depths of filled ground placed under our inspection in accordance
with the approved specifications are shown on the attached Drawing No. 1, entitled Location
-of Compacted Filled Ground." The grading plan Used for the pldccrnnt of filled ground was
prepared by McIntire & Quires, Inc. dated January, 1968. -.
The epproximate locations at which the tests were taken and the final test results are presented
on page Nos. 4 to 19, inclusive, under the "Table of Test Results." -The laboratory detormina-..
tions of the maximum dry dcnsitfs and optimum moisture contents of the major fill materials
are presented on pane No. 201 unde he "Laboratory Test Results." Some of the maximum dry
dcinsitics shown in the "Table of Test Results" were combinations of these. The tests, were taken
during the weekly periods indicated below:

The final results of tests and observations indicate that the compacted filled ground has been
placed at 90 percent of the maximum dry density or greater. it has been determined that the
fill materials, compacted to 90 percent of the maximum dry density, have a safe bearing 'lue
of at least 1510 pounds per square Foot for one foot wide continuous footings founded at d.
minimum depth and placed five feet or more inside the top of compacted filled ground slopes.
If footings are placed-closer to the exposed slopes than 5 feet inside the top of compacted filled
ground slopes, these should be deepened one foot below a 1 1/2 horizontal to 1 vertical line
projected outward and downward from a point 5. feet horizontally inside the top of compacted
'filled ground slopes. Tests indicate that the compacted filled ground is adequate to satisfactorily
support the proposed one and two story wood frame dwellings without detrimental settlements.
In our report of the original investigation conducted at this subdivision, (Project No. 68-2-2C
dated March 8, 1968), we stated that some silty clay and sandy clay soils had been found on
the site that wer&expañsive, and we recommended that.each lot be inspected during or after
grading to determine those lots in which such expansive soils exist within the uppe 3.0 feet.
This has been done, and the following lots have been found to contain potentially epansfve
soils within the upper 3.0 feet.
Lot Nos. ito 81, inclusive
Lot Nos. 97 to,,110971nclusive
Lot Nos. 170184JncIusive
It is/brnmended that the following special design precautions be taken for the houses to be
-constructed on the above-listed lots: -
\ Isolated interior piers should not be used. :Cont nous footigs should be used
\ throughout, and these should be placed at -a minimum depth of two feet below
the lowest adjacent exterior final ground surface.
jReinforce and interconnect continuouly with steel bars oil interiorarid exterior
ifootings with-two N bars ol 3 inches above the bottom of all footings and two
11/4 bars placed 1 1/2 inches below the to*of the sterns of the footings.
/ Use raised wood floors that span between continuous footings, or reinforce all
/ concrete slobs wih. &..:_1QJP..woven wre.fabric, and provide a minimum of
/ 4 inches of clean sand beneath all concrete slabs Provide a moisture barrier
/ 2 Inches below' slabs under living areas.
