Lot 146 La Costa South Unit #1, Map 6117 Mr. Mullen: Our firm has completed a survey of the native soils at the above lot. The site is a lot of a subdivision which was graded in 1969-70 and is covered in the Preliminary Soils Investigation by Benton Engineering dated March 8, 1968 and in the Grading Reports on' Filled Ground by -Benton Engineering dated June 23, 1969 and November 30, 1970. These reports show no fill was placed on the subject property. The existing lot has a light vegetation cover. The topsoil observed in trenches on an adjacent lot extend 12" to 18" in depth and is a red brown silty sand. Beneath the topsoil is a greenish gray dense silty sand to depths of at least 6' below the surface. Representative soil samples were tested for expansive characteristics and reported in the above reports. Those lots that had expansive soil in the top three feet below the surface were noted and this lot was not included. No apparent grading has been done to the lot in the intervening years. Footings for structures to two stories in height should have footings founded 18" below lowest adjacent finished grade and be reinforced longitudinally with one #4 bar at top and bottom. Footing widths should be according to the Uniform Building Code. Slabs should rest on 4" clean sand with a 6 mil visqueen layer inserted at mid height. If footings are placed-closer to the exposed slopes than 5 feet inside the top of compacted filled ground slopes, these should be deepened one foot below a 1 1/2 horizontal to 1 vertical line projected outward and downward from a point 5. feet horizontally inside the top of compacted 'filled ground slopes. Tests indicate that the compacted filled ground is adequate to satisfactorily support the proposed one and two story wood frame dwellings without detrimental settlements. In our report of the original investigation conducted at this subdivision, (Project No. 68-2-2C dated March 8, 1968), we stated that some silty clay and sandy clay soils had been found on the site that wer&expañsive, and we recommended that.each lot be inspected during or after grading to determine those lots in which such expansive soils exist within the uppe 3.0 feet. This has been done, and the following lots have been found to contain potentially epansfve soils within the upper 3.0 feet.
